Homes for sale Vanderhoof – Mistakes to avoid.

When moving into a new home, it’s important to be thorough in your search and not buy the first home you see. Homes for sale Vanderhoof are great. However, if you’re a first time buyer or new to the area, we’ve taken it upon ourselves to list some avoidable mistakes so your transition is as smooth as possible. Follow along as we go through our top 3 mistakes to avoid when buying homes for sale Vanderhoof.

Find the right neighbourhood when buying homes for sale Vanderhoof.

When moving into a new home it’s important to consider the house’s location. By neglecting the neighbourhood of which you’re moving into, your seemingly perfect home can turn disastrous. If the price of the house seems too good to be true, research the neighbourhood and surrounding hot spots in the area to determine if anything else is bringing down the value of your home. Additionally, it is also crucial to evaluate the neighbourhood in which you are moving to so you can ensure a close commute to work, school, and other necessities.

You neglected major flaws.

If your budget doesn’t allow you to buy a brand new home that’s okay. Finding a fixer upper with good potential is often a great financial move. Although, only make the purchase if you’re certain you can complete all of the renovations within your budget. By purchasing a home and neglecting the major flaws you can end up way over budget due to manual labor costs. Be sure to have the home inspected prior to buying the home if you think it’s the one.

You didn’t listen to your budget.

The perfect home won’t feel so “perfect” when you’re struggling to make ends meet. Listening to your budget and being strict about your maximum spending value is crucial in a good purchase. Buying a home that is less ideal but fits your budget may be of more value to you in the long run. Understanding what you can and can’t compromise will make sticking to your budget much easier.

Homes for sale in Vanderhoof

Inventory is low when it comes to homes for sale in Vanderhoof!

It’s officially a seller’s market for homes for sale in Vanderhoof this spring. Like the rest of beautiful BC, Vanderhoof and the surrounding communities are experiencing swift home sales. Thanks in part to record low interest rates and Covid-19 restlessness.  Smaller urban centres like ours are in demand! This is great news if you have a property, farm or home in Vanderhoof that you’ve been thinking about listing for sale. According to the BC Northern Real Estate Board inventory has not been this low in over two decades!

Traditionally when inventory is this low, we see listing prices begin to rise. For a home seller, a sellers market means it’s time to dust off the cobwebs and get a sign in the ground. Now is the best possible time to sell your home. Especially, if you’ve been holding out for top dollar. Your list price is higher than what it would be in a buyers market. You’ll also likely experience fewer days on the market, so get packing!

The pent up demand due to Covid has buyers falling over themselves to get more space. We are seeing people from all over Canada fleeing metropolitan areas for open country. Who can blame them! Spending your provincially mandated lockdown in a cramped apartment with virtually no escape has changed a lot of perspectives. So how can you prepare to sell your home in this market? Read along and we’ll give you a few more great tips!

Get Ready – Homes for sale in Vanderhoof won’t last.

Homes for sale VanderhoofPrepare your home for sale in Vanderhoof so that a buyer can’t resist. We recommend staging your home but a good clean will also suffice. A refreshing spring clean will ensure buyers give your home a little extra attention. During a buyers market you have to really sell your home’s features. But in a sellers market, since the inventory is so low, buyers will often overlook minute details. That’s because they have home buying FOMO (fear of missing out!) and have often already missed out on multiple places already.

We have lots of tips and tricks to help you list your homes for sale in Vanderhoof. Contact one of our amazing RE/MAX agents today and learn more about how we can help you move!

5 tips on preparing Homes for sale in Vanderhoof this Spring

Spring is just around the corner, and if we have put together some tips on preparing homes for sale in Vanderhoof during this very busy time of year in real estate.

Homes for sale VanderhoofClearing counter space

Many people tend to stay in during the winter months, and may not clean as much as they would in busier times of the year. Because of this, your counter spaces on the kitchen and bathroom can sometimes become cluttered. Make sure to clear some of that clutter and re-organize your counters. Potential buyers will want to see how much counter space they have.

Wash those windows

Not everyone washes their windows regularly, but this is an important task when showing off your home, as viewers will want to see the view inside and out of each window clearly. So make sure you wash the inside of all of your windows, and then do a thorough cleaning of the outside of the windows, to get all that dirt and grime from the fall and winter off of them.

Homes for sale VanderhoofDusting surfaces

Make sure you dust all of the surfaces of your home. We’re not just talking about the usual surfaces that only your eyes can see. You need to make sure you dust harder to reach places like the top of the kitchen cabinets, fridge, ceiling fans, etc. You don’t want your house smelling musty when people are there to view your home.

Wash hard floor surfaces

The winter months bring a lot of water and mud into people’s homes, and this can get tracked everywhere, especially if you have pets. Make sure after vacuuming or sweeping, that you give all hard flooring a very thorough wash, so that they look their best.

Getting rid of odors

Speaking of pets, cat litter boxes and some dogs can give out a bit of a bad odor. You may not notice it because you leave in the home and have gotten used to the smell, but people entering your home for the first time will be sure to notice the smell. Make sure you vacuum all couch and bedding, open the windows to get some fresh air inside, and then light some scented candles to cover up that smell.

These are just a few tips on preparing Homes for sale in Vanderhoof this Spring. For more information and tips for selling your home, contact us at RE/MAX Vanderhoof today!

Tips for selling your property for sale in Vanderhoof this winter

As all local residents know, the winter will still be with us in Vanderhoof for a little while longer, and some people feel they may not be able to list their property for sale. Believe it or not, real estate sales do not drop completely in the winter, and there are some things you can do yourself to help sell your home, and we’re going to discuss them in this article.

property for sale VanderhoofExterior Cleanup and Maintenance

When potential buyers arrive at your home for a viewing, what do you think is the first thing they notice? The exterior of course! This is the viewer’s first impression of your home, and first impressions are everything when it comes to selling real estate. So make sure your home looks its best by clearing any snow/ice off of the side of the house, windows sills, etc.

Also make sure your walkways and driveway are clear of snow and ice, as snow can cover up these areas and prevent the viewer from seeing the size of the driveway, and where the walkways are located. This also keeps them safe when entering your home.

Illuminate your home

Even though the dark winter days are starting to get shorter, the remaining days of winter can still be dark, grey, and sometimes gloomy. Due to this, you’ll want to make sure your home looks bright and welcoming, inside and out. You can do this by opening all blinds and curtains, and turning on all exterior and interior lights. Don’t forget to illuminate the hallways and closets if possible.

property for sale VanderhoofAdjust the heat

The temperature inside your home is critical when it comes to selling a home in the winter. You want potential buyers to stick around as long as possible when viewing your home, and if it feels cold and unwelcoming, they’re likely to rush out of there. Make sure your heat is running well before anyone shows up at your home, this way it will feel nice and warm when they arrive, and they also won’t hear the noise of the furnace starting up, which can be distracting for some people.

Setting the Mood

It may not be everyone’s favorite season, but no one can argue that the winter can actually be quite beautiful. Try setting the mood inside your home with a few well lit candles, the fireplace roaring in the living room, and some wine and snacks placed around the coffee table or dinner table. This will make the potential buyer feel very warm and comfortable, and can help them picture themselves living there, enjoying the view of the winter season from the warm and comfort of their own home.

These are just a few tips to prepare your property for sale in Vanderhoof this winter. For more information contact us at RE/MAX Vanderhoof today!
